Other Things to Consider Before Building

It is highly important to consider the path of the sun throughout the day in summer and winter. Doing this will optimize natural light, improve energy efficiency and create a comfortable living environment.

Termite or Other Bug and Insect Protection

To protect against this you can do things like soil treatments, use certain materials that are resistant to termites or do regular inspections of the building to ensure there are no infestations.

Electrical and Water Systems

Take into consideration the utilities that are available on your site and decide what's best for you depending on what's available. An electrical plan should be designed by a qualified electrician and a plumbing plan should be designed by a qualified plumber.

Drainage and Grading

Proper drainage is essential to prevent water damage and flooding. Ensure that the site is graded away from the dwelling's foundation, and install gutters and downspouts to direct water away from the structure.

Soil Conditions

Different soils have varying properties, which affect the ability to support the building. The building foundations should be designed by an engineer and be based on the site specific soil conditions, taking into account depth of fill soils, bearing strength and reactivity of the founding soils. This information is found by having a soil test completed on the site by a geotechnical engineer.

Plumbing Articulation

Any building services that transition from the building into the natural ground should be appropriately articulated by an engineer to suit the site soil reactivity. This is to ensure that over time if there is slight movement in the soil it won't damage or break the connections that are going into the ground.

Site Plan

This will most likely be required for building approval. The documentation standards will vary depending on your location, some places will require this to be done by a licensed professional and others will just accept it as long as its up to a certain standard. Talk to your local building authority to find out more.

Anything Else

It is essential to talk to a local professional to get advice tailored specifically to your site. As each site can vary significantly there may be other things to take into consideration.

Disclaimer and Copyright Notice

Our building plans show the structure of how to build the building to a high standard. However we do not guarantee compliance to any certain location due to building standards and codes varying in all different locations.

So that you can inquire about compliance to your local area and site, and to find out about materials costs, labor costs, approval costs or any other costs that will be involved before you purchase anything from us, we provide a free information pack for all of our designs, which you can request (above) on this webpage.

The estimated materials cost on this page is an estimation only and we offer a money back guarantee on the materials list so that you can purchase it first and workout your materials costs, then get a refund if you decide not to go through with purchasing the plans.

We sell plans that will show how the structure of the building is built but you will need to take the plans to a local engineer to finalize, so that you know the size of the footings, what timber types and thicknesses to use, connection details, bracing and tie down details, etc and then the plans will be specific to your site and the materials that are available for you.

In some cases you might need the building plan slightly modified to achieve local building compliance and in this case the building plans can be used as a reference document, saving you money by already having the building plans made and reducing the amount of work that the person modifying the plans has to do.

It is the responsibility of customers to see the local professionals required to ensure that the selected plan complies with their local building authorities requirements or to get building approval and Cabin Plans is not liable for issues regarding this.
