All files come as PDF documents but the materials/cut list is a spreadsheet document and the CAD file is a .skp or .dwg file type. To see what the documents look like that you receive, just view the product images. You can also select if you want this design with a flipped layout or with a wheel chair ramp.

Plans come in millimeters and meters as default but if you want your plans in feet and inches just message or email us after you have purchased and we'll send them through with the changed measurements.

Easily swap out the brick piers on this design for steel posts, concrete blocks or another type of pier if that's what you prefer. You can also get creative with the design in any way that you want for example painting the exterior or any other non structural changes.

This design can be used for private or commercial use. You can use it for things like a rental property, as an Airbnb, for use as a design in a holiday park, or just for private use.

The DIY Guide is an easy to understand step-by-step guide that runs you through the entre build from start to finish! It is made to be universal so that it will work using any wood thicknesses.

Each page of the DIY Guide has a 3D image so you can see where each part goes on the building, a 2D image with measurements so you can see how to build each step and a paragraph of text to help explain what your doing on that step.

Other Things to Consider Before Building

Orientation

It is highly important to consider the path of the sun throughout the day in summer and winter. Doing this will optimize natural light, improve energy efficiency and create a comfortable living environment.

Termite or Other Bug and Insect Protection

To protect against this you can do things like soil treatments, use certain materials that are resistant to termites or do regular inspections of the building to ensure there are no infestations.

Electrical and Water Systems

Take into consideration the utilities that are available on your site and decide what's best for you depending on what's available. An electrical plan should be designed by a qualified electrician and a plumbing plan should be designed by a qualified plumber.

Drainage and Grading

Proper drainage is essential to prevent water damage and flooding. Ensure that the site is graded away from the dwelling's foundation, and install gutters and downspouts to direct water away from the structure.

Soil Conditions

Different soils have varying properties, which affect the ability to support the building. The building foundations should be designed by an engineer and be based on the site specific soil conditions, taking into account depth of fill soils, bearing strength and reactivity of the founding soils. This information is found by having a soil test completed on the site by a geotechnical engineer.

Plumbing Articulation

Any building services that transition from the building into the natural ground should be appropriately articulated by an engineer to suit the site soil reactivity. This is to ensure that over time if there is slight movement in the soil it won't damage or break the connections that are going into the ground.

Site Plan

This will most likely be required for building approval. The documentation standards will vary depending on your location, some places will require this to be done by a licensed professional and others will just accept it as long as its up to a certain standard. Talk to your local building authority to find out more.

It is essential to talk to a local professional to get advice tailored specifically to your site. As each site can vary significantly there may be other things to take into consideration.
